CDM Health & Safety Services
Smyth & Associates assist clients in fulfilling their duties under the Construction (Design and Management) Regulations. We ensure that statutory health and safety obligations are fully met and advise the client and design team throughout the project to ensure the completed scheme addresses all relevant health and safety considerations.
Our services include:
- Advising clients on their CDM duties
- Supporting the appointment of competent contractors and consultants
- Preparing Pre-Construction Information and Health & Safety Plans
- Reviewing the adequacy of Construction Phase Plans
- Ensuring the Health & Safety File is completed and handed over at project completion
Party Wall Awards
Party Wall Notices are required under the Party Wall etc. Act 1996, which extends the principles of the original London legislation to the whole of England and Wales. The Act sets out the rights and responsibilities of owners carrying out works that may affect a shared wall, boundary or excavation near a neighbouring property.
The requirement for Party Wall Notices arises from the Party Wall etc. Act 1996, which now applies throughout England and Wales. If a property owner intends to cut into or use a party wall, carry out structural works, or build close to a neighbouring property, they are likely to be legally required to serve Notice under the Act.
Smyth & Associates are experienced Party Wall Surveyors and act for Building Owners, Adjoining Owners, or as the Agreed Surveyor. We can:
- Advise whether the Party Wall Act applies to your proposed works
- Prepare and serve the necessary Notices
- Negotiate and agree a legally binding Party Wall Award
- Ensure all documentation is correctly compiled and issued in accordance with the Act
A Schedule of Condition is often required for the adjoining property to record its condition before work begins, providing a clear baseline and reducing the risk of disputes.
